The IBI Group-designed tower at 603 Sherbourne will rise 164 metres, just shy of the 166-metres of The Selby. The 53-storey building is clad in vision glass and grey spandrel panels, accentuated by rows of light coloured precast panels. Inset balconies traverse the tower, giving the facade an uninterrupted, clean look. At the 26th through 28th floors, a notch is taken out of the north-west corner of the facade for amenity spaces and a mechanical transfer above.

At street level, the heritage buildings will be restored in their entirety and repurposed for commercial use. A courtyard will be created between these structures and the new building, allowing for a potential restaurant patio space. A terracotta-clad two-storey podium will provide retail spaces to the Howard street frontage.

The building is comprised if 42 bachelor apartments as well as 279 one-bedroom, 129-two bedroom, and 52-three bedroom units. 204 parking spaces will be housed in a 4 level underground garage for a ratio of 0.4 stalls per unit.

Burke will be the fourth high rise tower to be built at the Bloor and Howard intersection following the completion of James Cooper Mansion in 2011, the Selby in 2018 and last month’s approval of the 51-storey 591 Sherbourne. The buildings are all one block south of Sherbourne subway station.

For those who prefer to go on their errands by bike, this area prides itself of many bike lanes and the terrain is flat. The Trans score is 95 out of 100, which is considerably good. There are also a number of hospitals, restaurants, shopping centers, banks and entertainment facilities within close proximity of the condos.

A number of heritage houses stand on the land, and will be incorporated into the building complex, making for gorgeous residential semi-detached units, while also celebrating the charming architecture of the area.

2.Amenities

Burke Condos will be a total of three residential condominium buildings. First a 12-storey tower which will include 134 units, as well as a 37-storey tower with 312 units. These two towers will be connected by a two-storey podium, which will include the entrance, as well as commercial units, and a series of retail units along the ground floor. These retail units will provide services and shops along the ground-level of the neighbourhood, enriching the walkability of the area, and allowing residents to run errands and grab a meal from right outside their front door.

The complex will feature a total of 1,241 residential units, including 158 bachelor units, 721 one-bedroom units, 273 two-bedroom units, and 89 three-bedroom units. In addition, residents will have access to a total of 512 parking spaces in an underground garage.

As part of the development, Burke will also include a number of residential homes made out of the rejuvenated heritage homes on the property. These homes will add a heritage flair to the development, with charming brick facades set amidst tree-canopied shared spaces along the ground level. The developer indicates part of the development will involve wider sidewalks, and a public park, in order to beautify the area, and make it a relaxing, walkable little community within the larger neighbourhood.

From renders, we can see there are plans for rooftop patios, and the potential for a number of shared spaces in the buildings, but currently, a full list of indoor amenities hasn’t yet been released. 3.Transit Options

Burke is located at a highly convenient crossroads in Toronto. With Sherbourne Station essentially just across the street, it’s a simple walk to connect with the TTC. You can hop onto the subway in five minutes from your front door to just about anywhere in the city. Sherbourne Station is part of the TTC Subway Line 2, which travels East/West across the city, but also connects very easily to Line 1. From there, the entire GTA is at your fingertips! Take the TTC Subway Line 1 or Line 2 to Union Station, or up north, east or west to all the distant corners of the city.

Residents will also find car travel throughout the city is unusually convenient. While much of Toronto is known for its congested traffic, residents will have a simple access to the Don Valley Parkway, only a minute or two drive from Burke Condos. The DVP provides a beautiful and relatively direct line in and out of the city.
